Entitlements submitted for huge 40-acre, 20-lot High-End Subdivision in Carmel Valley

**Summary: **A Site Development Permit and Tentative Map are being processed for the subdivision of 40 acres in Carmel Valley into 20 single-family lots. The parcel sits at the mouth of Gonzales Canyon in the Torrey Highlands north of Del Mar Heights Road and East of El Camino Real.

This large has sat mostly vacant as far as City records go. In 2004 a rezone and site development permit were filed to build a ~10,000 SF single family home with guest quarters and equestrian facilities, but was never approved.

Van Ryn Engineering, Inc. based out of Rancho Bernardo is the civil engineer processing the entitlement which calls for 20 new single-family lots. It is not clear whether the Owner intends to sell the lots as-is or develop them into houses.

**Editor’s Thoughts:** This is the subdivision of one of the few remaining large lots in the Carmel Valley/Torrey Highlands area. It’s neighbors feature the upscale Rancho Pacifica neighborhood, and with potentially larger than average lot sizes, this will no doubt be a high-end product in a desirable part of town.
